Reverse Mortgage Market Open To Baby Boomers: Several million baby boomers are turning 62 years old this month. Many are exploring the benefits of reverse mortgages. Most analysts seem to agree that reverse mortgages are a wise idea. Everyone has an opinion and not all of those opinions are in agreement with the analysts on this matter.

It is important to do your own homework and make important decisions such as this, based upon your own unique situation. Be sure to read as much small print as you can find, remembering that small print will often reveal important drawbacks (as well as the benefits) of this type of mortgage. It is important to see both sides of this coin.

Reverse mortgages have been around for 40-50 years, although they have become extremely popular since the turn of this century. This mortgage is a loan against your property that does not need to be paid back as long as you live in your home on that property. If you permanently move, sell the home or die, your estate will pay back the money and the accumulated interest.

The existing mortgage should be paid down by at least 40% in order to establish qualifying equity in your property. The funds realized by a reverse mortgage are based upon the amount of equity that you have built up in your property. Additionally, the property is your “income verification” and there are no requirements to prove income sources, meet credit score levels or satisfy value-to-debt ratios.

Qualifying For The Reverse Mortgage: A reverse mortgage has very little impact on Social Security Administration (SSA) or Medicare benefits. However, it depends upon the actual source of your Social Security your payments. If your SSA represents monthly retirement payments, you are safe.

BUT, if your Social Security payments are from disability benefits, you must be very careful. It is important to read the small print about the reverse mortgage and then check the Social Security Disability Insurance (SSDI) program rules. The disbursement of these funds may be considered income that could impact your benefits.

Making The Decisions: Since you can choose the best method of disbursements for these funds - lump sum, monthly payments or a line of credit - a reverse mortgage does give the borrower some flexibility. Also, the interest rates are generally lower than a refinanced traditional mortgage and there are no underwriting or closing costs to be paid. Generally speaking, reverse mortgages are considered tax-free income. However, that is an issue for your tax preparer. Two things to consider before making any decision to sign for this mortgage are: 1) the length of time you expect to stay in this home and 2) your age at the time you apply for this mortgage.

Financial planners are an invaluable asset for information about this issue. If the property is overpriced, you may be required to increase the amount of your down payment to compensate for the difference between the appraised value and the selling price of the property. Remember that your Offer To Purchase had contingencies attached to it.

Two of the contingencies that always should be there: a home inspection and your ability to obtain the indicated mortgage amount. The failure of either of these could release you from any commitment to purchase the property.

At this point, you can exercise another option and that is to counter-offer the price. While all of this is happening, your home mortgage specialist will usually hold your application for a specified time period pending the outcome of your efforts.

You’re Approved!: Your assets (insurance, bank accounts, retirement accounts) will be confirmed, your work references contacted and your personal references noted.

When all of the requirements fall neatly into place, you would be contacted, both in writing and by telephone, of the approval and given a settlement date and place where you will complete the process of purchase. You are now a homeowner with a home mortgage and specified monthly payments. Meeting these payments responsibly means that you will be able to enjoy your investment for many years to come.

A professional HD video camera is one of the major tool of the trade that filmmakers - professional or amateur - should not do without. This camcorder’s lens interchangeability and size is almost the same with the Canon XH-A1 HDV. It has a standard Fujinon 16x ProHD Lens. It comes with true progressive video at 720p but it doesn’t offer interlaced video recording options. The resolution is close to XH A1’s resolution. If you are the type of shooter who prefers larger camcorders and lens flexibility, buy a JVC GYHD110U.

Panasonic AG-HVX200

This camcorder uses the proprietary P2 tapeless recording system. It is able to record DVCPRO video DV tapes, but can only be recorded using Panasonic’s solid state P2 memory cards or an external DTE drive like non-tape media. By using the P2 Cards, you can record non-stop and reduce the tape transfer time because of the camcorders 2 swappable P2 slots. The camcorder relies on pixel shifting to raise the resolution of its 3 1/3 ” CCDs from 500k gross pixel count to a high definition resolution.

The only way to find the best professional HD video camera is to identify your unique needs and requirements. The decision is yours to make. It is up to the aspiring filmmaker to decide which camera will cater to his or her needs more. Is the camera worth the price? That is for the filmmaker to judge.

Mortgage Application Paperwork

The first thing that you should know when you apply for a mortgage is that paper seems to rule this industry. There is a form, worksheet or document for every step of this process. It appears that mortgage lending will never become a paperless industry.

Before you start the process to apply for a mortgage, there is some paperwork of your own that you should generate and carry with you to the appointment with the lender of your choice. The first sheet is a list of all the assets that belong to you and their current value: life insurance policy, car, investment IRA or 401k value and other items of this sort.

Next, you will list all sources of income and their monthly amounts: gross salary, a part time job wage, overtime, commissions earned, payment to you for interest or dividends - anything representing real money coming to you consistently each and every month. If this mortgage will also be paid by a co-borrower, that person should make an identical list that gives assets and income NOT mentioned on your list.

Where Did All That Income Go? Lenders tend to be very nosey people. You will quickly find this out. There are no secrets when you apply for a mortgage. Page two of your list will be all the monthly commitments that you now pay out: rent, car loan, student loan, credit cards, alimony, etc. The lender will want to know your monthly minimum payments as well as your existing principal balance. There is no need to include recurring household expenses at this point. The cost of heat, electricity, telephone, cable, internet, and your food will be estimated later.

Now, the good news is that you do NOT need to mention certain funds that you regularly receive (child support payments, separate maintenance agreement amounts, alimony payments received or other court-ordered amounts) unless you wish to have them factored into the application. This would depend upon the amount of mortgage you need, your ability to repay the loan requested and your creditworthiness. Denial May Save You From Yourself

When you apply for a mortgage, there is an outside chance that you might be denied based on your creditworthiness, insufficient down payment, the ability to repay the loan or the amount of money you have requested. If your ability to repay the loan is the only issue, you can choose to disclose some - or all - of the child support, separate maintenance or alimony funds that you receive on a regular basis. You could also make the alternate choice to lower the loan amount you have requested from the lender.

If everything falls into place neatly and immediately, you will soon become a homeowner. The length of time that a potential borrower waits to hear from a lender is no indication of denial or acceptance of your request for the loan. At the time you apply for a mortgage, it is it is quite appropriate to ask the mortgage originator about the time frame for a response. If you reach the outside limits of that period, there should be nothing stopping you from making a phone call. Be prepared for a denial so that you can be ecstatic about your approval!

Acid Reflux Disease: The Facts about WHY You Have Heartburn

It is the coincidence of two medical conditions that causes heartburn, or GERD - gastro-esophageal reflux disease, as it is known. The backward flow of food and acid from the stomach to the esophagus is the first condition contributing to acid reflux disease. Nonetheless, the reflux can happen in healthy individuals as well, when it is referred to as “physiologic gastroesophageal reflux” and does not always result in symptoms of acid reflux disease or changes in the organic tissues.

The second factor encouraging acid reflux is a malfunction of the LES, the lower esophageal sphincter. The LES is a circle of muscle of 3-4 cm, some two to three times thicker than the proximal esophagus and acting as a valve between the esophagus and the stomach. When acid reflux disease occurs, the LES fails to close correctly and stomach contents is pushed back into the esophagus. With symptoms of the disease after this process, this is then called acid reflux disease.

Heartburn is the burning feeling in the chest or the throat, when the stomach contents is pushed back to the lining of the esophagus. The usual sensation of acid reflux disease is persistent (every 3 days or more) heartburn. Occasional heartburn is common as well and does not necessarily mean acid reflux disease, as light reflux can also affect individuals in good health.

Some sufferers say they feel food being blocked, a choking sensation or tightness in the throat. It is the continual flow back of stomach contents in contact with the esophagus that causes this, and the result is a swelling of the esophagus due scars from histological damage. Other sufferers of acid reflux disease may also feel chest-pains or suffer from nausea, coughs, burning pains in the chest, hoarseness in the morning, lasting earache, sinusitis, vocal changes, or problems in swallowing (notably lumpy foods).

Some patients can develop a condition known as Barrett’s esophagus, where cells occur in the esophageal lining take on abnormal shapes and colors. Notably in adults over 60 years old, this is a first stage leading to esophageal cancer. Other effects include narrowing of the esophagus, ulcers, bleeding, and spasms. When the stomach acid gets to the trachea and not only the upper esophagus, several severe conditions such as sinusitis, asthma, and pneumonia can occur. Acid reflux disease that is not treated can have serious consequences on health.

There are three options for treating acid reflux disease: surgery, medical therapy and holistic therapy that includes changes in diet and lifestyle and taking specific herbal supplements. Using surgery merits very careful consideration, given that certain underlying conditions can be complicated, such as constriction and muscular contraction disorders. PPIs and H2 blockers are among the options for medical intervention in cases of acid reflux disease. While it is possible to apply prescribed medications or acid blockers like these, remember that the results are sometimes only temporary and that conventional medicine can lead to serious side effects.

GERD, seen from a holistic viewpoint, is a warning signal for an internal imbalance of consequence that must be correctly treated. For this reason, alternative medicine such as herbal medicine, changes in lifestyle, homeopathic remedies as components of a complete holistic schedule are the clear recommendation for heartburn sufferers.
